Things To Know About Your First Home’s HVAC System

In our recent blog, we discussed what new homebuyers’ should check for where their plumbing is concerned – but what else should they keep front of mind?

The HVAC system.

If you’re used to renting homes, you probably haven’t had to worry much about dealing with air conditioning and heating problems. But when deciding to purchase a home, HVAC equipment can easily result in costly repairs or replacements down the road if you’re not careful.

Below are some things to consider when looking at a potential home’s HVAC system:

The Units. Perform a spot inspection of all heating and cooling units in the home. If there is rust, water spots, other decay – or if you hear loud noises, the system may be old. Ask the owner for any maintenance records to see if replacement is needed.

Ducts. Look at all visible ducts in the basement or attic and those that run into the HVAC unit. Keep an eye out for any rust, loose connections, gaps, condensation on the ducts, or the infamous “Ductopus.” These issues can make your unit work harder than it needs to, thus increasing your utility bills.

Insulation. Although this is unseen to the eye, ask your realtor information about the home’s insulation. As you walk through rooms notice if any have significant temperature changes. Most often this can occur in homes with additions (like sun rooms or enclosed porches). Find out as much information as you can about what insulation has been used as this is key for keeping you and your family comfortable.

Air Leaks. Inspect the seals around all doors and windows to ensure they are sealed properly. If possible, preform a leak test. Simply light a stick of incense and pass it over any window seals or duct connections. If the smoke starts to drift – you have an air leak.

In the long run your home inspector will discuss any technical issues with you, but spending the time to recognize the above problems on your own may save you from investing in a home that isn’t right for you.

The Secret Cleaning Weapon: Vinegar

Natural cleaners. Vinegar, baking soda, salt and lemon.

From freshening up your fridge to unclogging drains – white vinegar does it all. Just a small amount of this all-purpose cleaner, either as is or mixed with water, can replace many, pricier store bought products huddled under you sink.

  • Freshen your fridge – Mix a half water and half vinegar solution to clean the shelves and walls
  • Kill germs – Spray full strength vinegar around your sinks and bathroom tub to kill off germs. Just wipe clean with a damp cloth and vuala!
  • Remove buildup – Make a paste of 1 teaspoon vinegar and 2 tablespoons of salt to apply to sink fixtures to rid any lime buildup. Then, just rub with a cloth.
  • Unclog drains – Pour one cup baking soda followed by one cup white vinegar down your stopped drain. Cover with a washcloth and let sit for 15 minutes. Then flush with hot water.
  • Tidy your toilet – Remove stains from your toilet bowl in a pinch. Pour a cup or more of diluted white distilled vinegar into the bowl. Let it sit for a few hours or over night then scrub well with a toilet brush and flush.
