5 Steps To Prep Your Home for Vacation

New Year, new vacations, here’s what you need to do to make sure your home is ready for your departure:

Step 1. Pull the plug on all of your electronics. TVs, toasters, coffee pots, computers, etc., can continue to drain power even while in the off position. You’ll want to keep your fridge plugged in and perhaps some lights (on a timer) for security reasons, but all else can be unplugged.

Step 2. Tidy up before you go, including cleaning out your fridge and freezer, sink traps and garbage disposal. After being away for days the last thing you want to come home to is offensive odors from old food. For a DIY cleaning solution – mix half a cup of vinegar and half a cup of water and pour each down your drains.

Step 3. Lower your heat, but do not shut it off. To avoid freezing pipes set your thermostats to no lower than 55 degrees. If you have pets or house plants in the home, adjust the temperature accordingly.

Step 4. Turn off the water supply to your home – this way if you missed any small leaks before, you can rest easy knowing there won’t be a flood to return home to.

Step 5. Phone a friend – not only to stop by and check on your home (and feed your pets) in your absence, but also advise your in-home service professionals (alarm service)that you’ll be out of town.

Plumbing Resolutions for the New Year

In just a few days we’ll be heading into 2016 and you know what that means. Another year gone by, another set of resolutions to make – or break. In fact, did you know that according to a University of Scranton study, only 8% of people are actually successful in achieving their resolution?

Although this may only be a small fraction of people, the good news is that there are plenty of resolutions that are easy to follow through. Which ones, you ask? Anything that has to do with your plumbing! Here are 5 that we suggest for you:

  1. Treat your garbage disposal well. By now you should know what you should and shouldn’t put down the disposal. Make a conscious effort in the New Year to follow those rules as well as handle regular garbage disposal maintenance.
  2. Similar to the above, remember that your toilet isn’t a trash can! Flushable wipes, medicine, grease, and cat litter are just some things that can contribute to plumbing problems. Read more here »
  3. Your water heater is in need of some TLC. Your home’s water heater requires regular maintenance for optimal efficiency. So use this as the time to do so! This is also the perfect time to give us a call for professional tune up.
  4. Get your pipes bundled for winter. No one wants a burst pipe in the middle of winter. So before the cold really sets in, make sure any exposed pipe is properly insulated.
  5. Cut back on energy use. From scaling back to daily water use, to simply remembering to unplug appliances – simple adjustments can go a long way in savings. Consider upgrading to ENERGY STAR labeled fixtures and make a promise to fix small plumbing problems (like slow leaks) FAST!

At 4:00 pm I discovered my furnace was not working. I called Patterson’s and with-in 15 minutes I had a tech out here to look at it and give me a quote. The quote was reasonably priced and I authorized the work to be done. At the end of the job we turned the furnace back on and an “act of god” accident occurred. The technician did not do this purposefully in any shape way or form, it was just something that happened and an electrical surge was sent thru the system incurring a bit more damage. The tech and Patterson’s went way above and beyond to fix the problem, order new parts and installed them with no extra charge to me. I was right there with the tech when this happened and I know it was not his fault yet he made it right, replaced the burnt out parts and went way above to get my furnace in tip top working order again. My experience with Patterson’s was wonderful and I would highly recommend everyone to use their services when in need. Preventing Burst Pipes This Winter

Burst pipes and winter go hand in hand. Why? Well when water freezes while contained, regardless of how strong the material, this expansion adds tremendous pressure – which can cause a pipe to burst. Pipes that freeze the easiest are those exposed to severe cold, like outdoor hose bibs, water sprinkler lines, and water supply lines in unheated areas of the home (crawl spaces, attics, garages, kitchen cabinets, basements).

Frozen Pipes

With a few preventative measures, you can lower the risk of burst or frozen pipes in your home:

  • Disconnect, drain, and store any outdoor garden hoses. Close inside valves that supply water to the outdoor hose bibs and open the outdoor bibs to let water drain out.
  • Identify unheated areas of the home with exposed pipes. Wrap those you find with pipe insulation or heating tape to prevent freezing.
  • If you are leaving on vacation, do not turn your heat OFF. Leave it on low, but no lower than 55 degrees Fahrenheit.
  • Keep kitchen and bathroom cabinet doors open to allow warmer air to circulate your plumbing. (Just be sure no cleaning products or hazardous items are in reach of small children.)
  • Close windows and cover any vents that are near pipes. Cold temperatures combined with wind drafts can cause pipes to freeze more frequently.
  • Make sure everyone in the home knows the location of the main shutoff valve and how to close it – in an emergency.

Common Plumbing Lingo

While plumbing terms make our communications easier, we realize they may also sound like a foreign language to most. If you find yourself scratching your head when reading up on or troubleshooting your plumbing – you’re not alone.

To help end some confusion, we wanted to provide some of the most common terms clients hear and what they mean:


Flapper – A rubber piece found at the bottom of the toilet tank that is raised to allow the water to flush and lowered when the tank is empty to refill.

Aerator – An insert in a faucet that adds air to flowing water. Without one, you’ll find your faucet forcefully sprays out water and causes splashing. To reduce splashing and produce a steadier, more stable stream an aerator is needed.

Backflow – When the flow of water happens in reverse. This is dangerous as it allows potable water to become contaminated and unusable.

Potable Water – Water that is safe for drinking.

Closet Auger – Also called toilet auger, is a flexible rod used to clear clogs and obstructions in the toilet.

Shutoff Valve – A valve used to stop the water supply in a pipe in case of malfunction or repair.

Hose Bib – Can be an internal or external spigot or faucet. In the case of outdoor, it is where your water hose is connected. Internal hose bibs can be found in the laundry area for your washing machine hook up.
